Knocking down a tired 1930s three-bed and building a five-bedroom family home in its place, on ground that needed piling ten metres down.

The brief
The owners wanted a big, modern family house, but the old 1930s three-bed on the plot wasn't worth saving. So the plan was simple on paper: demolish it and build a new five-bedroom house in its place.
What made it tricky
This one tested us. Because of where the house sits, normal strip footings were never going to work, so we used a piled and ground-beam foundation going down to around 10 metres. A couple of trees had to be removed and replanted elsewhere on the site, and the drainage had to be rerouted around the new footprint. None of that is glamorous, but it's the bit that decides whether a house stays put for the next hundred years.
What we built
- Five bedrooms, every one with its own en-suite
- A large family bathroom with porcelain tiling, bidet and a jacuzzi bath
- Open-plan kitchen-diner, utility room and downstairs cloakroom
- Aluminium bi-folding doors and windows
- Underfloor heating throughout and a built-in speaker system
- A 300-litre Megaflo unvented hot water system
- Cladding and stone finishes outside, plus a large landscaped garden
From demolition to handover took 24 weeks.
