House refurbishments in Croydon and Bromley
From tired to transformed. We manage every trade, from the first wall coming out to the last coat of paint.

Whole-house refurbishments, managed by one team
A full refurbishment can mean a dozen different trades turning up in the right order: strip-out, structural work, electrics, plumbing, heating, plastering, joinery, kitchen and bathroom fitting, flooring and decorating. Coordinate that yourself and you’ve got a second job. We run the lot, with one point of contact and one fixed price.
We refurbish homes for owner-occupiers who’ve just moved in, landlords getting a property ready for new tenants, and investors preparing a house for sale. For buy-to-sell projects we’ll talk through where the money makes the most difference to the sale price.
What a refurbishment usually includes
- Opening up rooms by removing load-bearing walls and chimney breasts, on engineer-designed steel
- Full rewiring and new consumer unit
- New plumbing and heating, including boilers, hot water cylinders and underfloor heating
- Re-plastering throughout
- New kitchens and bathrooms
- New internal doors, skirting and architrave
- Flooring and decoration
- External repairs, patios, decking and driveways
The right order
We work from the structure outwards. Structural changes first, then first-fix electrics and plumbing while walls and floors are open, then plastering, then second fix, kitchens, bathrooms, flooring and decorating. Nothing gets chased out of fresh plaster, and nothing gets done twice.
Period homes
Many of the houses we refurbish in Croydon and Bromley are Victorian, Edwardian or 1930s. We like keeping what makes them special, such as fireplaces, bay windows and original floorboards, while bringing everything behind the walls up to date.
See some finished examples at Lea Green, Sandy Bury, The Avenue and West Wickham Road.

Smiley and his team really delivered on the brief. More than that, they brought solutions that focused on quality and did the work properly rather than hastily. Frequently asked questions
Can you refurbish a house between tenancies?
Yes. We regularly refurbish buy-to-let and buy-to-sell properties for landlords and investors, working to a tight programme so the property is back on the market as soon as possible.
Do I need to move out during a refurbishment?
Not always. For a kitchen or bathroom, most people stay put. For a full strip-out, rewire and re-plaster, a few weeks elsewhere usually makes the job faster and far less stressful. We’ll be honest about which suits your project.
What if you find problems once the work starts?
Older houses do hide surprises. If we find something, we stop, show you, explain the options and agree the cost in writing before carrying on.
How long does a whole-house refurbishment take?
It depends on the size and scope. Our three-bed refurbishments at Lea Green and Sandy Bury took eight weeks each; a full four-bed remodel at The Avenue took sixteen.
