Replacement houses, built start to finish
Sometimes the best way to get the house you want is to start again on the plot you already own. We’ve built a string of new houses across Croydon, Bromley and Surrey, usually replacing a dated bungalow or 1930s to 1960s house with a modern four, five or seven-bedroom home.
What we handle
- Demolition, site clearance and drainage diversions
- Foundations, including piled and anti-heave systems on difficult ground
- Structural steelwork, including full steel roof structures
- Brickwork, render and cladding
- Roofing, windows and aluminium bi-folding doors
- Underfloor heating, unvented hot water systems and sound systems
- Kitchens, en-suites and family bathrooms
- Landscaping, patios and driveways
Where new builds get difficult
The design is the exciting part, but the real work on a new build is underground and in the frame. On almost every house we’ve built, the footings, the steel beam sizes and the roof structure have needed careful working out with the structural engineer. At Bromley Road we piled to around 10 metres; at Dowen Hill Avenue the clay had been heaving after trees were felled, so the foundations went very deep with an anti-heave system.
That’s the part we enjoy, and it’s why our houses stay straight and crack-free.

Frequently asked questions
Do you build from my architect’s drawings?
Yes. We regularly build from clients’ architects’ plans, or we can arrange the design for you.
How long does a new-build house take?
Our recent four and five-bedroom houses took between 24 and 30 weeks from demolition to handover, depending on the foundations and the specification.
Can you deal with difficult ground?
Yes. We’ve built on piled foundations to around 10 metres at Bromley Road and on deep anti-heave foundations at Dowen Hill Avenue, where the clay had been lifting the old house.
