Swapping a tired conservatory for a 40m² kitchen extension, on clay soil that was already lifting the house.

Why this wasn't a straightforward extension
Mature trees nearby had been cut down, and the blue clay was swelling and pushing the house up. If you pour standard footings on that, the new extension and the old house move differently and you get cracks. We dug the foundations to 2 metres and put in an anti-heave system so the extension would stay where we put it.
The work
The old conservatory came off and a 40m² single-storey extension went on, with three flat-roof domes letting light into the middle of the room. Two load-bearing walls came out, carried on four steel beams designed by our structural engineer.
- New drainage with a new manhole and soakaway
- Ground floor re-plastered, re-plumbed and rewired, with new radiators and a Megaflo system
- New skirting, architrave and internal doors
- Two sets of aluminium bi-folding doors
- Ivory shaker kitchen with a 2.4m × 1.2m island and black quartz worktop
- 18mm engineered oak flooring over underfloor heating
- Indian stone patio and new turf outside
