Estate agents usually expect things to go quiet over the summer holidays. A few years back, during the pandemic and the stamp duty holiday, it went the other way entirely. People who'd spent months at home decided they needed more space, and agents across South London reported some of their busiest months in years, with homes selling quickly and often at or above the asking price.
Why it matters to builders
A moving market drives the home improvement market. New owners almost always want to put their stamp on a house, and the kitchen and bathroom are usually first on the list. Close behind come extensions, loft conversions and full refurbishments for people who've bought a house with potential. When sales pick up, builders' diaries fill up a few months later.
What it means for you
If you're buying a house that needs work, start talking to builders early, ideally before you complete. A survey visit before you move in lets you understand the likely scope, get a fixed price, and book a start date that fits around your move. It's much easier to rewire and re-plaster an empty house than one full of boxes.
If you're staying put and extending instead, the same applies. The best builders tend to be booked a little way ahead, so get the drawings and approvals moving while you wait.
We carry out home refurbishments and extensions across Croydon, Bromley and South East London. Call for advice and a free quote.
