Permitted Development in Bromley: What You Can Build Without Planning

Single-storey rear extension with French doors on a 1930s semi

For years it's been possible to extend a house without a planning application, under the government's permitted development rules. At first glance they look simple. In practice there are enough conditions and exceptions that it's always worth talking your plans through with a builder who deals with Bromley Council regularly.

What permitted development usually covers

  • Single-storey rear extensions within set depth and height limits
  • Many loft conversions, up to 40 cubic metres for terraced houses and 50 for semis and detached houses
  • Some outbuildings, porches and garage conversions

Each comes with rules about height, materials, distance from boundaries and how much of the garden you can cover.

What can take your rights away

Permitted development rights can be restricted locally. Conservation areas, Article 4 Directions and conditions on an earlier planning permission can all limit what you can do. Flats and maisonettes don't have the same rights as houses at all, and listed buildings need consent for most changes.

Get it in writing

Even when a project qualifies, we usually recommend applying for a Lawful Development Certificate. It confirms the work is lawful, and it saves awkward questions from a buyer's solicitor when you come to sell.

Building regulations still apply

Permitted development is only about planning. Your extension or loft still needs building regulations approval for the structure, fire safety, insulation and drainage.

We can help with every part of the project, from the first design and any planning application through to the build. Read more on whether you need planning permission, or see how we work.
